A 3-day eviction notice is a legal document given by a landlord to a tenant, informing them that they must vacate the rental property within three days. This type of eviction notice gets served when a tenant has violated the terms of their lease agreement, such as by failing to pay rent, causing damage to the property, or engaging in illegal activities. 

Property managers should start legal proceedings if a tenant has not paid their rent on time or has violated a portion of the lease or rental agreement. The purpose of the 3-day eviction notice is to give the tenant a chance to remedy the situation or move out voluntarily before the landlord takes legal action to remove them from the property. If the tenant does not comply with the notice, the landlord can file an eviction lawsuit with the court to have them forcibly removed. According to statistics, five households in the Orlando area alone are evicted each day due to non-payment of rent. In Florida, eviction procedures are governed by Chapter 83 of the Florida State Statutes for Landlords and Tenants.
